{"id":657,"date":"2012-08-08T08:49:44","date_gmt":"2012-08-08T12:49:44","guid":{"rendered":"http:\/\/www.psiwebware.com\/blog\/?p=657"},"modified":"2014-02-20T14:21:18","modified_gmt":"2014-02-20T19:21:18","slug":"a-day-in-the-life-of-cmms","status":"publish","type":"post","link":"https:\/\/psiwebware.com\/blog\/cmms-software-1\/a-day-in-the-life-of-cmms\/","title":{"rendered":"A Day in the Life of CMMS"},"content":{"rendered":"<p>Thirty years ago, the first CMMS (Computerized Maintenance Management Systems) were introduced to the maintenance management world with some basic features; generating work order schedules, managing requests, and documenting preventive maintenance work made up a large part of the early software\u2019s function.<\/p>\n<p>Systems have come a long way since those early days, and with the introduction of personal computers, the Internet and mobile technology, there seems to be no limit to <a title=\"Maximize Your Potential with CMMS\" href=\"http:\/\/www.psiwebware.com\/cmms\/index.php\" target=\"_blank\">what can be done with a modern CMMS<\/a>.\u00a0 But surprisingly, there are organizations that continue to use their system in the same manner as it was used thirty years ago\u2014even if that system has hundreds of features.<\/p>\n<p><em><strong>How can a company use their CMMS software to its fullest capacity?<\/strong><\/em><\/p>\n<p>Let\u2019s look at a day in the life of an average CMMS user:\u00a0 The maintenance supervisor begins his day by assessing work performed in the system, and looking over the day\u2019s scheduled events.\u00a0 He knows that a certain machine is due for preventive maintenance, as the preventive maintenance software within the system has alerted him and his staff automatically.<\/p>\n<p>A Service Request has been entered due to the HVAC system being down.\u00a0 Since this work is a priority, the supervisor needs to assign someone quickly.\u00a0 He knows exactly who to call; a senior technician with the proper certification to work on this particular piece of equipment.\u00a0 But a quick check in the employee management feature shows the tech is on vacation all week.\u00a0 So the supervisor searches through the staff information to see if anyone else is certified and bingo\u2014a relatively new hire was certified through his last job.<\/p>\n<p>The supervisor notifies the tech of the work order, and the tech is dispatched to the site.\u00a0 With a quick barcode scan, the tech has all the pertinent information to make the repair.\u00a0 Unfortunately, the part needed isn\u2019t on the tech\u2019s truck, but no worries.\u00a0 A quick check in the CMMS inventory management control shows a vendor in the area.\u00a0 The necessary part retrieved, the repair is made quickly and to specifications and guidelines.\u00a0 And because the software is web-based, the tech doesn\u2019t need to find an available computer\u2014he accesses the information through his smart phone or tablet.<\/p>\n<p>Once finished with the repair, the tech enters a report on the work done; time, costs, parts needed, etc.\u00a0 But in looking over the report, the supervisor discovers that the machinery has broken down about the same time every year.\u00a0 And while going over the preventive maintenance for the equipment, he discovers a power surge when the main furnace is fired up each year, causing the equipment failure.\u00a0 The supervisor then adjusts the maintenance to take into account the surge, ensuring the breakdowns of this particular piece of equipment to be at a minimum.<\/p>\n<p>As you can see, there are many paths of improvement when using a\u00a0system to the fullest extent.\u00a0 But are you?\u00a0 Are you losing valuable time and money due to slow response or other problems?\u00a0 Are you sending out employees that aren\u2019t up to the particular task?\u00a0 Are you paying overtime to employees while they wait for parts to come in?\u00a0 By using your CMMS to its full potential, you\u2019ll be able to avoid these issues, and your entire organization benefits from your results.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>CMMS products have come a long way since the early days, and with the introduction of personal computers, the Internet and mobile technology, there seems to be no limit to what can be done with a modern CMMS.
